The neighbors are watching. And clients still want 4,000+ square feet, three-car garages, pool decks, and outdoor living.
The architecture has to work harder. We design vertical where horizontal isn't possible, push garages to the back or below grade, and use elevation to expand finished area without expanding the footprint. The result reads as confident — not crammed.

South Tampa is its own permitting environment. Bayshore Beautiful, Davis Islands, Ballast Point, and Culbreath Isles sit in FEMA AE and VE zones along the waterfront — every coastal South Tampa build adds base-flood-elevation review, hurricane-rated assemblies, and (in VE zones) elevated open foundations. The Hillsborough River corridor adds more AE zone exposure inland.
Hyde Park has the Tampa Architectural Review Commission reviewing exterior changes to historic homes. Original windows, doors, siding, and rooflines all factor into ARC submittals. Outside the formal historic district, the neighborhoods have strong unwritten standards — a sympathetic exterior that respects the block goes a long way in Beach Park and Sunset Park.
Lot constraints define the design. 50-foot widths, tight side setbacks, and platted lot lines that don't match modern zoning — all of these affect what's buildable. We pull the survey and run feasibility before any design work so you know what's actually possible.
