Taurus Builders runs commercial projects across Tampa Bay with the same fixed-bid, single-team accountability we bring to residential.

Our commercial work covers the full range of mid-sized projects. Office tenant improvements for new leases, expansions, and downsizes. Retail buildouts including national-brand fitouts and independent retail. Medical and dental offices where MEP, infection control, and ADA review are exacting. Restaurant fitouts where the kitchen hood, grease trap, and health department review run alongside the build. Ground-up small commercial for owner-operators who need a building, not a brokered fee.

What we don't do is bid as the cheapest number and then "find" cost during the project. The number you sign at GMP or fixed-price is the number you pay, barring owner-driven scope changes.

Site & Lease Review

We walk the space, review your lease's work letter, identify landlord requirements, and confirm the scope baseline before design.

Design & Engineering

Space plan, MEP design, sealed architectural drawings. Test fits and revisions as needed to land the program in the space.

Pricing & Contract

Fixed-price or GMP contract with line-item budget. Subcontractor bids reviewed openly. You see the math.

Permitting & AHJ

City of Tampa or county permits. Fire marshal review. Health department for restaurants & medical. ADA review.

Demo & Rough-In

Demolition with debris removal. MEP rough-in, framing, drywall hang. Inspections coordinated to never sit idle.

Finishes & Fitout

Flooring, paint, ceilings, casework, fixtures, equipment. FF&E coordination. Opening-week deliveries staged.

07

CO & Punch List

Final inspections, certificate of occupancy, full punch list close-out. Warranty period begins. You open.

How is commercial construction priced?
Every commercial project is priced individually based on use type, MEP scope, finish level, and AHJ requirements. We provide fixed-price or GMP contracts before construction — final number is what you sign for.
How long does a commercial buildout take?
Timeline depends on use type and scope. Office TI runs shorter. Medical and restaurant builds run longer because of specialized MEP and inspection layers. Ground-up small commercial runs longest. We provide real project-specific schedules.
Do you handle commercial permitting in Tampa?
Yes. We handle permitting through whatever AHJ is involved — City of Tampa, Hillsborough County, Pinellas County, or any incorporated municipality. This includes fire marshal review, health department for restaurants and medical, ADA compliance, and any specialty permit cycles.
What types of commercial projects do you take?
Office TI, retail TI, restaurant fitouts (full kitchen and front-of-house), medical and dental office construction, multi-tenant shell upgrades, and small ground-up commercial structures. Our sweet spot is 2,000 to 25,000 sqft.
Do you work with my architect, or do you have one?
Both work. We have in-house architectural capacity for projects where the client doesn't have a relationship. We also work as the GC alongside your architect on projects where the design is already locked in.
Fixed-price or GMP — which do you prefer?
It depends on the project. Office TI and well-defined buildouts work best as fixed-price because the scope is locked. Restaurant fitouts, medical builds, and projects with unknowns behind existing walls work better as GMP with shared savings on contingency we don't use.
What kind of warranty do you offer?
Every Taurus commercial contract includes a workmanship warranty on all install work. Manufacturer warranties on equipment, finishes, and specialty systems pass through directly. Warranty calls are handled fast because we still have the same PM you worked with.
